@Jared Lichtin Great post man! What kind of ROI and COC returns are MF investors getting for 5+ units assuming 25% down payment. We're going out of state soon and researching various markets.

Hi BP. I have a fourplex with the mortgage and title in my name but my brother and I are 50/50 partners on everything (cash flow, capital contributions, etc.). That being said, the plan is for each of us to report the rental income 50/50 on our taxes. When my brother goes to qualify for another mortgage in the future, will the lender have any issue with him reporting the rental income even though he's not on the loan or has title to the property? Thanks in advance!

@Vanessa Peters I like the approach to leverage your equity and invest in further investment properties. SoCal is getting pricey and it's common to hear investors going out of state. Either way, it's wise to use that equity, capitalize on historically low interest rates and put your money to work. Feel free to PM me with questions.

I’d stick with observation 1. Kids are always going to attend college = continuous rental stream.
