@Gaege Root I'd recommend checking out the REIA's here in San Diego. One of the fastest ways to advance in real estate is leveraging off experienced investors. But always give value in return!

I definitely agree with @Aaron Mazzrillo - buying 2-3 MF properties by putting 20%-30% down and capitalize on record low mortgage rates is an excellent approach. You can also put down 3.5% on a MF (4 units or less) or SFR using a FHA loan (you'll have to live in this property). San Diego does not have impressive rates or returns (i.e. cap rates) so investing out of the area is an approach to keep in mind. Best of luck.

@Andrew Harker Welcome to BP. Prices in San Diego are pretty hot so it's a great idea to expand your investment radius. But, there are still deals to be had in San Diego; I'd recommend checking out some local REIA groups to learn how investors are finding deals. Best of luck.

@Justin Garrett cap rates in San Diego range from 3%-6% (read - not impressive). Since your goal is cash flow rather than appreciation, investing out of CA is ideal. Since the San Diego market shouldn't change drastically over the next 12 months, you have time to reverse engineer this situation by focusing first on finding a MF property that fits your criteria. Once you find a property, then proceed with selling your San Diego property via 1031 exchange; piggybacking off @Dave Foster response. Best of luck.
