@Tanner Verhoeks welcome to BP! Have you considered pulling equity out of your primary residence to use as a down payment for your next multi family property? You could then convert your primary to a rental.

@Sopheak Phuong A great way to build your network is attending local REIA/asking experienced investors/agents for their recommendation to a specific team member you're looking for (lender, general contractor, etc.). Given the limited info on your condo, I would look into pulling equity out, converting it to a rental and working with a competent lender to get you qualified for a MF in Escondido. @Paul Munly I took Allied Real Estate School. Wasn't super impressed but it did the job. I took real estate finance as my elective. Bite the bullet and be persistent learning the material. Best of luck!

I would recommend eventually using a LLC. You can start out with nothing and if/when business picks up, create the LLC for protection. Best of luck.

@Sopheak Phuong welcome to BP! Real estate is a great bug to catch. Since the market is appreciating, this means rental rates are also increasing in San Diego so don't let the uptick in appreciation back you down. Not sure of your equity position in your condo but you could either refinance to use the equity as a down payment on another investment property or sell the condo to purchase an investment property. I'm from Escondido and know it's a more affordable market when starting out. Feel free to reach out with any questions. Best of luck.

@Roman S. I definitely agree with @Derek Loda; you should 1031 exchange it. The taxes and closing costs incurred on selling investment property wipes away a good chunk of your wealth which is counter intuitive to our goals in real estate! You should definitely connect with a 1031 specialist who's job is to facilitate the 1031 process. I have a great contact for a 1031 specialist; feel free to message me. Best of luck.

@Samantha Soto My understanding is if you do more than either 7 or 8 deals, you need a RE license.
