@Poosana Sunnanonta Welcome to BP, sounds like you have multiple exit strategies with this investment. In my humble opinion, I would not refinance to lower your mortgage payment since you could get a better cash on cash (COC) and return on investment (ROI) in other markets with the $140K equity in this property. It's tough to get good COC returns and a good ROI in San Diego given the high price point of properties. Not saying it's impossible, just not as abundant as other markets. I agree with @Dan H. that a 1031 exchange seems logical given your situation. Let me know if I can help and best of luck.

@Sebastian Nogacki That's a great idea to combine capital and purchase commercial RE! I'm not experienced with commercial lending but believe the lender looks at the asset just as much, if not more, than the borrower during the loan approval process. What kind of commercial RE are you looking to purchase?

@Manuel D. I can refer you to the lender my broker primarily uses. Not sure if he'll do any better than 60% of value but doesn't hurt to try out. PM me if interested.

@Jose Guevarra I would see what kind of commercial RE he specializes in (strip malls, industrial, medical office buildings, multi-family, etc) and how he generates leads. Best of luck.

For anyone with investment properties in Point Loma, what range of market rents are you using? Based on research from the MLS, Craigslist, Rentometer and Zillow, I'm seeing $2K-$3K for a 2bd and $1K-$1.4K for a 1 bd. Location/condition will be the driving factor but want to get confirmation. Thanks in advance.
