I am looking at a property for a potential wholesale deal and it will need some major work but the owner has no clue what the sq footage is of the home. It was built back in the 1950s. How would I accurately find/determine this information since the owner has no records, drawings, etc. ?

@Dale Stevens the county recorders office would be the place to look for tax records? (IN my case it would be parish office)

@Adrien C. have you found a template/design that works well for post cards? How simple of a message do you recommend I have printed?

@Ron Orr I have heard of Click2Mail. I wanted to receive feedback from several people on what is favored among investors.

What are some reasonably priced vendors for direct marketing post cards to a seller's list? Which ones use materials that are of a good quality as well?

@Kerry Baird thank you for the recommendation. Is there a particular service you recommend?

@Andre Boone I would ask who is in charge of inspecting properties for code violations and I don't recommend asking for a list. I would use the word information in the conversation instead of list. Information is a word that can blanket the possibilities of who to talk to and lead into a good fact finding discussion.

@Adrien C. chase down the return mail addresses, correct? Or all the vacant properties?

@Andre Boone, I received the properties from the Code Enforcement office of my local city government office. The head property inspector sent me the information.
