@Devin Monroe Quit analyzing every single detail and buy a freaking property. I own 3 duplexes and have a property manager. She has all the contacts for construction and maintenance and gets that stuff done cheaper than I can. Property management companies are professionals and know their markets so they will get you top dollar. It's well worth the price.

@Christian Walker Why not partner with your dad AND another partner?? You can own 34% and they can each own 33%. Everybody has less risk and you all can buy more rental properties. Why must you be 50/50 partners on everything? That's stupid.

1-4 units is residential and 5 units and up is commercial. I use small community banks and credit unions for financing. For a commercial loan with bank financing, they typically require 25% down and will give you a fixed rate for the first 5 years of a 20 year loan. Sometimes they require you to hold reserves in an escrow account for a fixed period of time.

@Brent Coombs yep I get his notification every single day and it's annoying. Just buy the damn property and move in. Your first deal isn't gonna be perfect. Just do a deal already and move on!

@Jason Ma I live, work, and invest in Terre Haute. They are more than likely talking about West Terre Haute, which is very low income and rough. It's just across the river to the west of Terre Haute. Stay far away from Locust, Liberty, and the Avenues. They are the worst neighborhood in town. I will never buy or sell a property there for any reason.

@Ryan Shyng I live in Indiana. What are the property taxes and cashflows? Is the Indianapolis property in a good area? Check out the leases and call their references to make sure they are stable and able to pay rents. Then stick with Indianapolis and buy a 2nd property in Indianapolis after you know the first is a winner. I only care about cashflow and cash on cash return.

I live, work and invest in Terre Haute. I would reccomend Hill Valley property management or Jenny Jones at Jane Rowe Realty. They are the absolute best in town. I would never ever use CLS.
