Ames Title and Honey Creek Vigo Title are both very good. I've done closings with both companies. I would never ever ever use Integrity title. Don't be fooled by their name.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Terre Haute.

Purchase price: $45,000
Cash invested: $10,000

I bought a fully rented duplex on contract for $45,000 with $10,000 cash down.

What made you interested in investing in this type of deal?

I like the extra cashflow from a duplex versus a single family home.

How did you find this deal and how did you negotiate it?

Deal was on the MLS listed with a local realtor. Listing price was $62,000.

How did you finance this deal?

I bought it with seller financing. $45,000 purchase price with $10,000 cash down payment.

How did you add value to the deal?

I cleaned up the grounds outside and moved the tenants from month-to-month to 1-year leases with slightly higher rents.

What was the outcome?

I still own the duplex and it is still rented by the inherited tenants.

Here's my strategy. Call several local property managers and ask if they have any owners who would wanna sell their property? Find multifamily properties with at least one unit listed for rent and ask about whether the owners would sell, that way you can go FHA 3.55 down and house hack for a year.

Sterling White left Holdfolio and founded Sonder Investment Group in Indianapolis. That's who I would invest with. They currently have 3 multifamily invesments.

A general warranty deed is the best deed to have.

@Patrick Kelly that's very small for a commercial loan. Have you tried getting seller financing with your cash downpayment? Maybe do a 3 year term giving you 3 years to be able to raise the rents & stabilize the property for conventional refinancing.  You might then be able to refinance and pull out cash for another deal.
