Good info. I agree that 50/50 can be pretty steep if no other assistance is being done. Honestly I would prefer 12-15% ROI...it elimates the need for monthly payments, fees up front, & I know what I can expect when everything is said and done.

Ok, I would like to get feedback from seasoned investors / rehabbers. What return do you usually get on your investment or JV? 12% ROI, 15% ROI, or 50/50 profit split?

I am looking to get into some JV deals and wanted to know how most people split their profits? I will likely fill the role of a private lender and provide the $$$ because I am overseas. The other person will do the hands on work.

I am guessing that FHA is not an option due to ur location? 3.5% down, live in 1 unit and rent other 3 units. Eliminate property manager because you are there and enjoy rent free place while tenants pay your mortgage.

i am not sure where my response just went but thank you @Frankie Woods for your response and I would like to discuss this further with you and listen to your experiences.  My intention is to be able to build my cash available quickly but only accepting the risk that I am comfortable with.  My thoughts due to being overseas are that I might be better off as a private lender for a little bit.  It allows me to take a somewhat passive role and build my cash.  I will also keep the Turn-key option in mind because I like the idea of building a monthly cashflow but I can't eat up all my cash available right now.

I am open to other options like Flip, wholesale, etc but will likely have to stick to private lending or buy/sell notes to build my cash while I am overseas.

@Joe Fairless Thank you for the response.  I think that starting out until I get all those pieces in place I will likely have to stick to investing as a private lender with someone that I trust.  This will allow me to take a somewhat passive role at first due to my location.  I will certainly look into the Turn-key option, but I need to find a way to increase my $$$ over the next year quickly.  That means I will likely be dealing with a few Flips and then maybe branch out from there.

@ Frankie Woods,  Thank you as well.  I would like to pick your brain a little more to get a better idea of how you did things.
