Congratulations @Christina R. and welcome @Ryan Van Fleet.  When I first joined BP I read A LOT of the articles that people posted to help me learn.  I paid (a handsome sum) for my education and, though it was great, it missed some tactical points that I needed to actually make this business work.  Although we have not "arrived," with 3 active lease options and 3 whole sale deals we are well on our way.

Have you checked biggerpockets.com/files?  Lot of marketing things in there.  Also if you google pre-foreclosure letter and look at images you should get some ideas.  Mostly, my advice is to put yourself in the head of someone who is going through it.  From the envelope to the letter.  What would make you open the letter?  What would make you call?  Think about it.  They have been ignoring notices from the banks for months (sometimes years) so think of ways to cut through the clutter.

My last piece of advice is to make sure you stop sending them the letters in time.  In our case, we know we can't wholesale without a solid 2 weeks with the property so the last piece of mail arrives 20 days from the auction date.  That way, when they call we can do something about it.  We used to mail up to the week before and people would call us the day before (sometimes the day of) their auction and the only thing we could advise was to talk to a bankruptcy attorney (filing stops a foreclosure - at least temporarily).

Try looking at the files section of BP.  Biggerpockets.com/files.  A TON of resources there.  Not sure if I saw an agreement there, but one may be there.  I saw all sorts of contracts and things in there.  Hope this helps.

Hi Robert. I am a FIRM believer in community and I WHOLEHEARTEDLY agree with all of the advice you have gotten thus far. I would say go a step further and join a mastermind group. I belong to one and the advice that I get is IMMENSE! When I am at a REIA I share, but I am a bit guarded because it's scary to let someone you just met in on your business. Mastermind groups are where you can consistently get advice on a continual basis from other people who are in real estate. If you can't find a group, start one. That way questions you have as you go along gets attention as you need it.

Question for those of you who are actively using squeeze pages to get internet leads.  How many squeeze pages do you have out there and what are your response rates per page?  Also, are you buying FB or Google Ads to drive traffic to those pages?  I want to gauge the initial response rates for the the campaign I am designing.

Any help from those doing it would be greatly appreciated.

I third for Podio.  I am also a CRM gal and I really like it.  My first choice is Salesforce for it's MULTITUDE of features and functionality, but I couldn't take the price ($125 per user per month).  For the FAR less I have podio with Globiflow (don't get one without the other).  Globiflow is how you automate everything.  There is a blog called Struggling Investor (I think that's the name) where he was kind enough to share a bunch of his build videos which I found VERY helpful.  Let us know what you land on.

- Cover Letter

- Review of Services I provide

- Outline of the offer process (I offer three types of offers and explain each type here)

- Testimonials

- List of education/classes taken

- Copies of a few of my certificates of completion

- contact sheet with every way they can reach me

I not only read the book, but my husband attended a month long series of classes on it.  Wonderful concepts.  Another good read that you will enjoy is Think and Grow Rich by Napoleon Hill.
