@Robert Carl I would be very interested in your drywall guy.  Send me a PM with the info.  I have a project where I just fired a guy and need drywall done ASAP.  @Rochelle Wilkinson I would love to share  contractors with you.  I am testing a new one at one of my rehabs now that seems to be good, but I want to reserve judgement until he is all done.

I am looking for recommendations for flooring, cabinet, tile and appliance supply houses in the Baltimore county/city area. Any recommendations?

Hi Caleb. I invest in the Baltimore area as well. I actually am just starting a duplex rehab project in Baltimore county. Would love to connect.

In our case it's easiest when you know what type of investors you want to meet.  We make goals for each meeting to build our connections in specific ways.  For example, we are currently looking for buy-and-holders in certain zip codes so when we meet people we introduce ourselves, then we ask what type of investing a person does and in what areas.  If they are not what we are looking for we ask them if they were looking for a specific type of investor themselves (and many are).  We talk a little, exchange information and (if the person is a person we have been looking for) we ask if they would like to have coffee.  If they agree we write it as well as other info from the meeting on the back of their business cards.  When we get back we add all of the cards to our database and we send them all notes.  For those who we will have coffee with we call.

Hope this helps.

If you decide that door knocking is too scary, try sending mail.  But remember.  They get A LOT of mail!  You have to cut through the clutter.  Try sending something oversized, only colored or bulky.

Hope this helps!

Go over the river to Virginia. In MD pre-foreclosures are dicey (mostly due to some laws that were created behind bad behavior of a few really bad investors) so I'd stay clear for the most part unless you get some advice from an attorney versed in these laws. I market to VA pre foreclosures regularly and got a lease option deal worth $40K+.

Welcome to BP and to investing!  This is an excellent place to meet local investors and investors abroad.  Let us know if you have questions.

I totally agree with Liz.  If you are looking to buy and hold or to rehab your credit is KEY.  A lot of courses I took said you could so these things with bad credit, and you can, but the lenders who do these are hard to find (at least for me) and when you do find one they probably charge extra for the benefit.  Maybe sit with a few mortgage brokers and a credit counselor.  The mortgage broker will be able to tell you what your score needs to be to qualify for the best loan for you.  The credit counselor can tell you the fastest way to get that score.

Hope this helps.
