Looks really good, congrats! Nice, crisp and clean!

Depends on how well you can convey what the finished product will look like. A lot of people can look past what the current state looks like and can determine how the space will fit their needs. Others will see the current space and be turned off or ask "is this going to be done, is that going to be done? can we get this? etc".

If you plan to show it, just make sure the prospective tenants know it is still being worked on beforehand.

Being that your the owner, it is your responsibility overall. However, with the property manager being your on-the-ground person, they need to ensure your investment is up to par for inspections.

If there is a short amount of time left until their lease is up, I'd wait it out too. If not, I'd reiterate that part of the lease and give them 48 hours notice.

Thankfully my broker's intranet has this built in. I do like the index card system that was mentioned though, excellent idea!

Some states allow for a tenant to "evict" themselves due to landlord negligence.

It seems you are acting as a real estate agent as well in this deal which could lead to trouble in your state.

Apply the payment to the past due balance, which makes them short on the current month's rent as others have stated. However, make sure your lease makes that clear and also consult your attorney prior to starting the notice to quit process.
