It is not a book, but I highly recommend listening to The Old Capital Podcast. They lend mostly to projects in the B and C space, some A, and they interview owners in the MF space as well as have special guests like property managers and inspectors. I have learned SO much listening to them.

He is so thorough. Found things on both our homes that other inspectors missed. More dollars, but literally the best we have ever used and we have bought/sold 10 homes.

I have been following the Seattle area for 3 years and have yet to find a home that is (for example) $300,000 that gets $3,000 per month rent. I think that what you have heard is very over-stated. Perhaps someone has owned a home prior to the price build-up that they originally bought for that price and can get that rent. I know for a fact that a home valued at $850,000 in our area would maybe get $4,000 per month rent. In some areas, homes that sell for $1,500,000 only get $6,000 per month rent. If you want to buy in a sketchy area, you might find a SF home for under $500,000 but you can't get those big rents. 

Also, our state is VERY tenant friendly, especially in the city of Seattle proper. They have mentioned the big R - rent controls. In addition, read this link for additional restrictions: http://buildingconnections.seattle.gov/2017/01/17/...

Definitely do your homework. We tried for 3 years to make SF rentals work up here and are now investing in MF and other states. Good Luck!
