I'm not actually using a low budget attorney, I'm using my PM and he is an attorney as well. I'm nto sure of the breed, but I don't think it's a Pit Bull. It's not approved of the unit but I believe my PM said it was a small white dog.

I've finally won an eviction in Philadelphia after a ridiculously long period of time. Sheriff came to do the lock-out on Monday, but tenant left her dog so the sheriff refused to do the lockout. Now has be rescheduled and Animal Control present. I don't want to delay the process of selling this property any further than necessary, so does anyone have a recommendation for a cheap moving company and storage where the tenant property can be stored? I want nothing more to do with this tenant... or Philadelphia for that matter.

I definitely feel you and am in the same situation. I have 3 properties I've BRRR'd. My strategy is going to be to alternate between flips doing 2-3 flips and then one property as a BRRR or finding a short term rental and repeat. I think the 30-45 min window is reasonable as the flipping part will definitely be a job but hopefully adding in the keeps every few flips helps speed up the process.

A friend @AlisonK8 and I are considering a 50/50 partnership where I would fund a greater portion (or perhaps all) and they would apply for the loan based on their credit score. Many questions arise - where to set up the LLC. Would she be setting herself up for a CA tax liability (where I live) when she's in NJ and the investment is in PA? We are thinking to establish the LLC in PA where the property/properties would be. What should we consider? Is it best to start with a lawyer to draw up the agreement or an accountant to discuss the CA implications and where to set up the LLC? We are buy and hold investors.

Thank you @AnthonyO.Porter and @TimHerman I really appreciate your insight. I wasn't sure about vacancy as both units occupied and one with a long term tenant of 15 years. The property has a new roof 2016, foundation work in 2017 and seems to be in fair condition with window AC units. It's pretty small  -- 1100 sq ft total so I did factor in 10000 in rehab for the kitchens but clearly I need to go back and rework the numbers. :)
