Before I sign the listing contract to sell our small MF property I'd love to get your opinion. The contract our agent presented has our (sellers) agent getting a 6% commission and a 2.5% for the Buyer's Agent. I thought anything less then a 50% split  (=3% in this case) would be disincentive for buyers agents. However our agent says that this % is very standard. "Some do 3% (of a 6% commission)- I've even had deals that were 2% ".  Are my concerns legit? that anything less then 50% split will be a disincentive?

Congratulations. I also love the Flathead Valley and go there often. While I'm hunting for properties there I will keep you in mind and will let you know if I find anything you might be interested in. I'm looking for something very specific so I pass up most of them.

Thanks, yes that is always the best thing to do and in fact, it was the first thing I did. They are only meeting every other month and I'll miss them when I'm visiting. I thought I was posting this on the MT - BP forum - but maybe this went to everyone?

After moving away over 15 years ago I'm looking forward to coming back to where my heart calls home (MT). I'm looking to rebuild a network and purchase a summer home & winter rental this year. I haven't found any local wholesalers & deal finders on forums here? Am I looking in the wrong place? I know how nutzo the market is right now so it's a bit intimidating to get back into RE at this particular time. I'd love to connect with other BP members in the Flathead. Thanks Kyle. Good to hear! Can I ask - what is your association with Marshall Reddick? Have you purchased with them or worked with them in another capacity?

Thanks for the clarification - that helps. In that case here goes: I'm looking into using Marshall Reddick for purchasing, managing (and possibly funding) a buy-and-hold property in FL (and maybe Texas) and would love to hear from others who have done business with them in some way. They were recommended to me by a BP investor since I don't have a team in FL yet. They seem like they could be a good place to start as an out-of-state investor with no contacts. My state, of OR, has recently become quite landlord unfriendly so I'm looking out of state.   But like everything in life, there must be pros and cons to using this kind of all-in-one service.  I'd love to get your opinions and recommendations.  Thanks in advance for taking the time to respond to this newbie question.
