1. Do we have a lot of Foreign Investors buying a house with a loan? I know that they pooled some money to buy a lot of properties in the US, but I don't know how many percentage of foreigners bought the properties with the loans. 

2. Will it make a big impact in the US housing market if those foreign investors stopped making a loan payment when they have global crisis? The reason I asked because I have a current tenant who was forced to move out (by the Lender) 3 months ago from the house which owned by foreign investors, and it turned out they stopped making a loan payment even though the tenant paid the monthly rent. Imagine if we have thousands of foreign investors do like this.

Hi Maxwell, I’m sorry to say that you can’t really convince her. What you have to do is you need to show her that you’re pretty successful in building wealth yourself by real estate investing. Shown her articles and shared real life success stories from other ppl to her will do nothing. Relationship will not last if you expect or convince them to change their perspectives.

If you have a property with low cash flow and high price appreciation, that’s still understandable. Don’t buy a property that will generate a low cash flow AND low or no price appreciation, it’s a total disaster LOL.

@Ezekiel Racelis If you want to buy this property as a rental property, then I suggest that you walk away. You will have soo little of cash flow or maybe break-even (hopefully not a negatIve cash flow). What @Caleb Heimsoth mentioned above is totally correct.

@Dylan Mathias You’re absolutely right! I think the market will start cooling off sometimes next year or 2020, but I‘m feeling it won‘t be down to the recession level. I’m so grateful to be able to buy my 2nd house in year 2010 while no one was buying at that time.

@Dan Bayard I’m with you too, I couldn’t understand how other ppl will make good cash flow on rental properties at this time. I supposedly buying 10 properties this year, but I ended up getting 6 properties only. I analyzed almost 100 properties this year so far.

@Maxwell Milholland I watched how the housing market performed this year vs. last year. The price appreciation is getting less and less every year, at least in my area, maybe not so much in your area, since the housing price is still affordable. One more tip for you, if you really want to buy a property, buy it during winter time, while everyone else do X’mas shopping, you do house hunting 😊

@Maxwell Milholland I think you’re a little bit late if you want to get involved in a bidding wars, price will be cooling down soon and maybe starting next year. My husband (broker) had a client with all cash offer, put an offer by $50-75K more from the listing price three years ago and the house still made a profit when his clIent sold it last year by $200K. But what I see now, the market starts cooling down a little bit in some area, so no need for you to join the bidding wars.
