I’ve been underwriting deals every week, but I thought I should begin finding who to hire so they’re ready when I need them. Thanks, Gabe and Basit.

My goal is to have an investment. Because I live in MD, I want to start investing in that market or in DC, because I feel I know both markets. I'm looking for multifamily properties with value add potential (maybe replacing the cabinets, painting the outside, adding some plants, or adding new appliances - not a full gut job.) in B or C areas. Ideally, the property should have 20-250 units. I don't intend to live there, but I want to hold onto the property for a while once I purchase it.

Hi. What's the best business bank account and the best business credit card? Hopefully they're the same. I'm looking for one that offers great travel perks, lacks annual fees and foreign transaction fees, and has a physical location. Thank you in advance :).

Hi. So I'm new to the multifamily real estate business here in MD. I don't own any real estate yet. However, I created my LLC. While listening to the BP podcasts, I found out I was making a big mistake, which is the fact that I haven't completed my team yet. I've been so focused on finding the deal first. So here are my questions: while there are sections on this site to find people to create your team, how do you know who are the best people to be on your team when there are so many? And what questions do you ask them to help you decide? Also, how do you find the rest of the members of the team who aren't financial planners, tax professionals, accountants, lenders, and real estate agents? The bottom of the page only shows who the members of your team should be and why you need them. Thank you for your help.

Poll: In which market do you invest the most? A buyer’s market or seller’s market?

Continue using BP and try and attend REI meetups in your area. You'd be surprised how many people are willing to help out and share their knowledge/experiences. Learn from others' mistakes before you make your own!

Do you recommend any meetups or membership that are free?

One of my biggest goals this year is to buy my first property (preferably a multi family property so I can house hack). I’m so new to this, but I’ve been listening to the BP podcasts and reading the books. I was pre-approved for a $200k loan with 20% interest down. But what I need is a mentor to walk me through the entire process start to finish, from finding the property, securing it, getting an attorney to look over the deal, etc. If anyone in the Baltimore, MD area knows someone who can help me, I’d really appreciate it.

200k is a pretty low price point even for Baltimore, I’d consider putting slightly less down, maybe more 10-15% and getting a better asset in Baltimore or even Howard county/AA county

I would, but I don’t have a car. And even though for the most part I work remotely, I have to go in to work once or twice a month. Unless I’m near public transportation, the city is easier for me.
