I am a buyer and long term investor. 
I don’t try to time the market. 
I look to buy quality assets in quality locations where I have logical and natural reasons to have optimistic about the future of the property and market. 
I have a long term perspective. 

Warren Buffett once said:

I’d rather buy a GOOD company at a fair price than a FAIR company at a good price. 

If you buy quality and hold long term - doesn’t matter what the market is doing at the moment - you win.
