Doesn't sound like you can get around that one.  That's a really unique situation and it makes sense why the title company would require that. You could always bypass the title company and do the sale yourselves (sign a contract, he signs the deed, you give him the money) - I wouldn't. I would consult with an attorney - if it's worth a $250.00 plus consult fee to you.

Agree. Get a property manager or attorney to handle it for you. Some states actually require that if you have an LLC or Corp that an attorney handle the eviction.

A business license is just a business license. Anyone off the street can get one. You very well may need one aside from your LLC. You should be able to go on your state corporatoon website and but one. I actually had all my stuff handled by Your Entity Soultion LLC and they deal with all states. I could have and have done it myself in the past but it was nice to have someone else just take care of it. They set up my LLC, operating agreement and EIN. Best of luck.

Hi! My husband Marc and I are new to REI. We've been doing a lot of research and we're ready to get our heads in the game full time next week. We're going to start by building a solid buyers list and go from there. Our goal is wholesaling and then flipping, which is where our true passion lies. Any tips, suggestions are welcome! Just started dabbling in BP and super impressed with the wealth of information at our fingertips.

My husband and I grew up in FL but we currently live in Alaska and plan to manage this long distance until we can move closer to Florida.
