@Shaun J. perhaps I should have mentioned my list is from driving for dollars. But thank you for the tip about not signing a purchase and sales agreement until I have things to back me up. I'd hate to finally talk to someone, get a property under contract, and then get stuck!

@Shakaria Brooks I am in a similar boat as you. Wholesaling seems to be the best option for me to get started. I'm going to order that book. Thanks for sharing. 

@Diallo Jones I've been stalling a bit to reach out to homeowners. When you first started, how did you approach homeowners, what did you say?

Hi Frank, 6 months ago I just wanted to get information and read and learn as much as I could. Now, I feel like I've learned a lot and I really want to dive in but fear is what's holding me back now. I have a list of properties I'm interested in but I've been afraid to move forward. I don't really know what will get me over that fear. More education?... Maybe I have the dreaded analysis paralysis.

I have a list of properties that I've been looking at and researching. I feel like I want to reach out to homeowners to see if they are willing to sell, but I have cold feet. Is it better to get financing in place first, or have a seller ready to sell? I don't want to approach a homeowner with no plan because then they won't take me very seriously. I also don't want to approach potential investors without a possible deal... Am I going about things totally wrong?

I live in Dayton, Ohio. I am actually going to school for nursing but I am a bit obsessed with real estate. I want to flip houses. For now I'm just reading and gathering information. I am about to end up on a year long waiting list for my school's nursing program, then the program itself is at least 2 years. So I was thinking, in the meantime, maybe I could become a licensed real estate agent. But would that really be very helpful if I want to flip houses? I took the required courses 15 years ago! But I was talked out of the profession (that's a whole other story). I don't remember any of the material. So I would need to repeat the courses, which is 8 weeks here. Anyway, just wondering if it would make a difference being licensed as opposed to reading books and networking. Thanks for any advice you can offer!
