I use Podio. It's free. I had to watch a YouTube tutorial on how to set it up and use. Look up Zach Ginn's tutorial if you use it. I'm still learning it, but it's nice to have everything in one place.

@Shlomo Koheler A burning question I have is how to structure those deals with a (very) distressed property? I have a list I'm trying to contact, but these owners don't have much equity and their houses need a ton of work. Are they even worth the effort?

Who does subject to, seller finance, and/or lease options in Dayton or surrounding areas? I'm trying to do my first creative finance deal and looking to connect with like-minded people, possibly JV with someone, or ask a few questions.

Do wholesalers typically not deal with REO's? Have any wholesalers have any experience with REO's and what was it like? I keep running into REO properties. At first, I'd run because I don't know if I should pursue it. Now I'm wondering if I should go for it. But the agents on the one I'm looking at now are not very friendly, slow to respond, hardly in the office, and/or seem too busy to even talk to me. Any thoughts?

Has anyone done lease options, either being the seller or the buyer? If so, what was that experience like and do you recommend it? I've been looking into that strategy and it seems very intriguing, but is there really a market for that?

There's also a joint venture contract that you can do between you and the other wholesaler that should protect you from getting cut out. Where to find one, I don't know. I don't know which route I'm going to take yet. I'm just playing it by ear. Having all those contracts seems like it would make closing a headache.

I'm going through a similar situation myself. I was told by one person to have a psa with the other wholesaler as well as the cash buyer. That seems like too many hands in the pot to me and too many contracts.  But if you send over the buyers info, what's stopping them from cutting you out? This is my first deal as well, but I hope I was some help.
