@Remington Lyman Here in Houston demand can be found in the city and most surrounding burbs, especially for families (schools are much better in the burbs) also, people are moving to the suburbs since more companies are instituting “permanent” remote work policies due to COVID

No never purchased or even been to Columbus!;-)

Is it ok to turn a detached 2-car garage into an efficiency apartment? I'll be adding a bathroom and kitchen. Will it cost too much to add the plumbing and electrical? This is my primary residence (no HOA) and I live in Texas.

Cash for keys may be an alternative.  Pay the tenant 1/2 the rent or all of one's months rent in exchange for them leaving OR better yet, get the buyer to do this before closing (not sure if this could be added as a condition in the offer).

I haven't found any particular section, but I you do find something let me know.  I can share my own experience so far.  I'm purchasing a 20K lot from my parents and will have to have it subdivided in order to legally own it.  I was surprised to know that the cost will be approximately $10K.  I'm waiting for the official quote and will be glad to share it.
