My wife is just starting out as an agent in Hernando County, about 30 miles north of Tampa International Airport. If you want, I can have her call you. We have some excellent class A sub-division's. However they do have HOAs.

Thank you everyone for the advice.
Just think about two things that might come out of this: 1) This is probably the biggest point of the case, FREE PUBLICITY. Just look at how many people here now know about and are talking about her. After all she is not asking for money, but saving a ton of cash in the advertising budget. 2) Hopefully Zillow will make some changes in the way they formulate Zestimates. It would be very helpful to everyone if they were able to find a better algorithm to calculate estimates. Just think about how many first time home buyers tell an agent the want 123 Main street because it is listed on Zillow for $X , but just slapped down when they find out that they can't afford it. With that said, Zillow will have a HUGE task in creating an algorithm that would consistently be accurate. How due you quantify the emotional factor since it will be vary wildly from one person to the next, and day to day in the same person.

As the tile says, I am a newbie looking for advice about getting an attorney and CPA. Basically looking for basic fees at start up and what it cost estimates would be at monthly or yearly. I understand that the cost will be different from one area of the country to another. 

Also if anyone has experience with any attorney and or CPA in the Tampa bay area in Florida.

@marvin steward  What really stopped me had to do with finding, screening, and contracts for renters. I was looking at a condo near a USF that was on Zillow for $25,000, and could be rented for about $850. I knew that I would want to rent to students and ensure that mommy and daddy signed also as a insurance that the rent would be paid and any damage to the unit would be covered. I do not know how to have the credit scores checked or where to get such lease agreements that would protect all parties evolved. And of course the cash for the deal if I was unable to rent the unit. If I had an extra $5000 at the time to cover extended vacancy  I would have jumped into the deal. I just didn't feel as I had enough reserves to cover myself for any real exit strategy. 

I have learned a lot from this site already, and just finished the first 33 pod cast.

I am new to the real estate investment world. I was bitten by the bug to get into real estate because of my wife deciding to change careers and become a real estate agent. I fully supposed her decision and wanted to do anything to support her. To due this I figured that I would be her assistant, and would have to learn some about real estate myself. My wife's instructor is an agent and recommend that she read "The Millionaire Real Estate Investor ".  Since I am an Audible member, I figured why mot listen to the book and see what it said. I got through it, and said to myself that there is something to this buy and hold thing. Of course by this time I had already downloaded Zillow and started doing some calulations in Google Sheets,and was really hooked after some possible investments.  I  came close to pulling the trigger on one piece of property,  but really started to think through the process, and realized that I wasn't sure how to do all the things that I needed to know. So now I have stepped back in order to get my education on how to move forward.
