Hey Tanner, 

Theres many ways to escape the rat race. I personally am not there yet but I am currently working my way to creating passive income. I  have witnessed many people create passive income vie real estate. Its not a scam but its easy to fall into scam programs. Be careful on the programs out there not saying some programs that are out there dont help people but just have to navigate through the noise and find the one that works for you. Being part of the BP community is a great place to start learning from peoples experience in the industry as so many people share their success stories. I would suggest to stay active on BP and feel free to ask any questions as many people are here to help. Good luck in finding the right real estate journey for yourself.

Hello LaDawn, 

As long as the numbers work where it helps keep your DTI low you should be able to qualify for another loan. Biggest thing is not to be negative rents on your units. As long as you break even or are cash flowing your DTI will stay nice and healthy. It depends what your next investing goals are as well. Hope this helps.

Wow 95% is a high number. I am still new to real estate investing and I'm eager to begin my real estate investing journey and build general wealth for me and my family via real estate. I think many people get analysis paralysis and therefore people will tend to never invest due to the fear of losing money. Thats probably why the lady in the story still has not bought any investment property, and who knows she might still be waiting for the right time. In theory real estate investment sounds like the best way to gain financial freedom but also many people aren't willing to put in the work. So many things that come with being a real estate investor that some people get turned off by the idea and are happy with just buying their forever home and end there. I think its worth the time to and energy as it will pay off and if you end up with a bad deal it will serve as a learning experience.

Not me as I was not even born yet haha. I love this graph. I just watched the original ghostbusters from the 80s and they actually reference mortgage rates being 20%. I can't even imagine paying that much but housing was also more affordable as well. If I could buy a home priced at $47,800 which was the avg home price in the 80s I'll take it haha.

It depends on how many units your looking to acquire. Conventional financing allows from 2-4 units and after that your looking at commercial financing. It just depends on your goals. Many people start with 2-4 depending on the market. There is many ways to get into your first MFH as theres more than one way to finance. My team and I help many investors with mortgage planning and finding the right strategy to reach your goals in real estate investment as we also have experience as investors ourselves.
