Hello BP,

I've been looking for an attorney to set up an asset protection plan and structure a LLC. I really want to make sure everything I do is legal. I was wondering what is at a ballpark figure of getting this done with a REA?

@Terry Lewis

Does every lender have an acceleration clause? And also so the note carrier is the only one to be able to refinance the property?

ok say a seller is willing to play the bank and they owner finance the house. after the house is in my name can I then refinance the house to get the equity out the house? And if so does the same process work if you do a subject to and take over a payment? I'm guessing for the second scenario you can't test the loan because I'm just taking over the payments. Any help would be appreciated?

Hey Bp,

I was wondering if it possible to buy a house using private /hard money to get a property at a discount then resell or refinance the property to pay off the loan? I am looking for a house to buy to live in and wanted to know if this strategy would work.

Thank you everyone.

The property that I saw had a fire on the porch so the roof above the porch is severely burned in one spot. Inside the house didn't suffer any damages.

Thank you guys for the advice. I don't intend it to be the main source of my deals but if i came across a good deal that specifically fit my buyers quailifications, talk them down with equity like Patrick said and send it to them?
