Are you just looking to purchase one house or are you trying to do this with multiple houses over a course of time? It's very risky but possible if your willing to pour your own money in instead of the cash flow. Just remember the rental and housing market just doesn't go up; it fluctuates so just get some more opinions from agents and investors in  The market you wish to invest in and be extremely careful because there's literally no margin for error.

@Gustavo Medina  I'm actually very familiar with that area, I live across the street from victory park. I can send you some of the listings of the duplex and triplex in the area to check out. Also my team has two duplexes not even listed yet that I can check out for you but those are more up in North Stockton. 

are you looking for a fixer upper or more of a move in ready property?

Investing in Stockton in a good idea because of the low housing cost and high CAP rates however it's important to know which areas to invest in to get what you want.

Hello Gustavo,

First things first, are you familiar with the Stockton areas? Their are duplexes, and triplexes all around town; so where you go depends on  what your trying to accomplish. -

Hi Jim,

If the steps are the same as in California then when you pass the exam you gain the sales person license. Even though you get your license your not allowed to practice yet until you contact a Broker to work under. The title Realtor can only be used when you join National Associate of Realtor and the other required local associations; this means that a licensed agent promises to abide by and practice all the morals and ethics that the NAR stands for. Once your under a broker all you have to do is go down to where your local Mls office is ( ours is at the same place as the place your register for the NAR and CVAR) and pay the dues and they will set you up with your MLS login and your lock box key. Hopefully this has been helpful.

I am currently seeking to wholesale short sales and bank owned property. out her in the Stockton, CA area. That being said I am looking for transitional lender and proof of funds to start putting in offers. Cash Buyer will also be set up in advance.

Currently I have been seeking private funding for several investment strategies.


1.Seeking transactional funding for wholesaling REO and Shortsales to cash buyers list.

2.To Purchase residential and small commercial properties for long term wealth. re-financial out in 6-12 months.

3.Two different rehab deal structure including 
a.Tradition hard money and rehab funding structure
b.You Fund, I Flip, We split profits.

above all else I'm really looking to learn more about private funding and how to can work for me.

Also what areas of the country you fund in?
