Good Afternoon All!! I am currently looking to get pointed in the right direction on finding a list (should it exist) on homeowners that are 30-60-90 days late on their mortgage payments. Any information would be appreciated. Thank you all, and happy investing!
Good Afternoon! I am a wholesaler, but also currently marketing leads to investors. I service all probate leads in Bexar, Comal, Kendall, Medina and Travis. Travis is slowing but surely coming along. If you like maybe we can meet, if you need any leads.

Have you checked the local tax assessor website? Usually if you type in the address, it will list the owner, and address, if they are indeed absentee owners.

Good Afternoon, Just going through the leads that I have, and got to wondering about this situation. Some of the houses are owned by Property LLC companies. Some to most are out of state, and I don't know if I should mail out to them. Won't know unless I try, just curious if anyone has had any luck. These are absentee leads. Thanks in Advance!

Mohammad Haidarasl Good Morning. My 6 month old is up at this time, so I have some time. lol. Well I was getting some new leads weekly, by pulling them myself. I've been hand writing my letters for the "personal" feel. That's how I have gotten my best responses. I haven't had any luck in actually getting a deal done. So I still need help with that. I will get it though. How's it going for you? I see that you may have a legit business, any chance you are looking to bring someone on? Maybe Co lab?

Rick Pozos thank you! I'll keeping sending, from what I have read it takes an average of 7-8 letters to get a response. I'm approaching some of those dates already with some leads. Also, very true about the emotional ties with the house that memories were made. It's a tough conversation for me to have with some that call back angrily, but at the end of the day, they called and one day, I'll be the solution to someone's problem.

Laura Al-Amery Thank you! I most definitely have the drive. I will seek a mentor who has the same values I do, and lives by the saying "success is something you attract by the person you become". I've started my Miracle Morning by Hal Elrod, and just finished Rich Dad Poor Dad for the 2nd time. I need to get better, I just committed to my wife that she won't have to work in 2 years! She's my drive! Congrats on your 29 years! It's people like you who inspire me to do big things!

Rick H. Thank you! I will take is in, and review my strategy. I've often followed your posts, so I am Stoked you replied to mine. Do you have any ideas for me, in regards to this property I live next to, and the property is in probate but only as a muniment of title. Executor attorney counter suited the Mortgage company, to have the executor regain control of the house. The court actually accepted a scanned copy of the will. I contacted the banks attorney, and she has since retired, the new attorney wouldn't give me any new information on the house.
