Wouldn't it make sense to create your Buyers list first? That way if you have a property ready to get rid off or sell, you'll know who to call.(no, not ghost busters). But, if anyone has any other ideas or ways to share, please, your feedback is always appreciated.

I was first told to take the "75" hour course and state exam to be licensed. When I walked into the brokerage, my first thought was " I guess I'm taught here". But that wasn't the case. I guess that's how it is over here in NY.

I'm considering taking what's called the "75" or "72" hour course in order to be an agent. From what I heard is that you are given a book about being an agent, and after you pass the course you have to take a second exam, but it's from the state in which you live in. Any advice or heads ups that I should be on the look out for? Many thanks.

Most of any of you are probably familiar with"HGTV", and I just started to use flipping as one of my strategies. Question: are any of those shows like " Flip or Flop" any good when it comes to education, or are those people only there to look good and entertain in front of the camera? It's a question I needed to get over with. Your feedback is always welcome.

You are taxed for the capital gains whenever you rehab a home for a profit. True or not true? I've heard about this many times and never actually got a clear answer. Your help is always appreciated.

Question: would it make sense to find the money, first, for a deal? That way if you do indeed find a deal you'll always know who to turn to for financing. Or will anyone with a lot of $ would be fine?
