The divorce decree doesn't specify anything. My name is not on the deed anymore.

Well, she did ask me if I knew options she might have when it comes to refinancing. The problem is she doesnt have a job currently, and when she told me she could refi along with her mom, I asked her how much her mom makes, and it's not enough.

What are other options?

oh yeah, I'm familiar with the area, since I lived there for a few years, but I do feel it kinda pricy at times, but definitely right, great market.

That's where I'm looking to find a duplex/triplex/4plex.

hi everyone!

I have a question for the Miami people here :)

Everybody knows that the NW area is one of the cheapest, I'm talking north of Flagler, east of the airport. And Opa-Locka as well.

My question is, does the cheap prices make up for the area? 

Can a diligent screening process make these properties work? 

I know from a podcast, that some people love investing in this areas and was kinda thinking about it.

I also ask because I could almost buy this properties with cash, so not having a mortgage makes a big difference obviously.

Well, the reason I posted the question was because we have talked about this, but she can't refi on her own, and she says "she'll find a way", to what I reply "and if you can't do it soon, why not just sell", and she just won't sell.

I was kinda hoping a judge could determine that makes no sense for me to remain on the mortgage and order to sell the house.

I guess I should take this question to the next level, an attorney :)

Hi everyone! Quick question here, 3 years ago I got divorced and we reached an agreement with my ex-wife, in which she gave me money and she kept the house. We agreed to leave the mortgage with both our names and she would refi the property as soon as possible. 

3 Years later, she hasn't. All payments have been made in time, which is good, but now that I wanna start investing, this could pose a problem.

What should I do? By the way, the divorce decree didn't mention anything about her refinancing or anything like that.

@Wayne Brooks oh ok, so the amount I see on the payment history of previous years of property tax won't be affected by the purchase price.

@Wayne Brooks oh I see! So, if I buy a property for 200,000 the appraisal at the moment of purchase most likely would be 200,000 or more, and that appraisal would be the one the property taxes would be based on, correct?

Hi everyone!

I have a question about Property Taxes and the moment I purchase something.

I see for example a property selling for 200,000, but the Property Tax paid the previous years were done based on a Tax Assessment of 90,000

Let's say this was a nice deal and I buy it for 200,000. Will the new Property tax assessment change and now be based on a Tax assessment of 200,000?
