Does anyone have a template of a notice to vacate for squatters? 

Been doing research on public records on counties in Central West Florida, and most of them just provide legal descriptions, not property addresses. Does anyone know a third-party service provider, website, tool, or method to convert legal descriptions into property addresses?

I have a property under contract with a memorandum filed on the clerk of courts. It is tenant-occupied and proper notices were delivered for the tenant to vacate. The seller informed me that she had received multiple calls from people offering more money after we contracted and all of a sudden showed me a contract signed with a Signature Certificate dated 11 days prior to mine and stated that she totally forgot about the first contract. This contract has a clause stating "OTHER AGREEMENTS. Seller shall not enter into an agreement or contract to purchase with anyone else concerning the property from and after the contract date. Should Seller participate in another agreement which will interfere with close of escrow, Seller will be responsible for any and all costs and losses to Buyer." We have escrow in place, filed a memorandum, and have a buyer lined up. What is a posible solution here? 

I have a property under contract since December 2022 that needs to go through probate. It is on the market but the listing agent had no idea the owner's sister who is also in the title of the property was deceased and she had 11 children 3 of them also passed for a total of 14 heirs. The listing agent and her transaction coordinator have made little progress in gathering information on the death certificate and affidavit of heirs to start the probate process. Does anyone know a third-party service provider that can assist with the gathering of information and completion of paperwork? The buyer already agreed to pay for it and will be reimbursed by the seller at closing. 

I inherited a property this year and it is paid off. NOT interested in selling it. Any advice or recommendations on how to raise capital in order to fix it and rent it with no money down? Can I open a HELOC to fix the property?

@Ibrahim Hughes My title company does lien searches for me at no cost and the document shows a reverse mortgage of $258,948.00, that’s accruing ongoing interest charges since 2005. The property looks like it's been vacant for a long time and a tree felt on it too. It probably needs everything.
