Hello, welcome to BP! Any answer is a good answer. I think it all really depends on your actual goals. What steps and strategies do you need to take to reach some of your goals. Some people like piles of money while others enjoy streams of income. I enjoy streams of income rather than having piles of money. CA has not been the best for cashflow, al though I am sure their are submarket out there that provide good cashflow. That doesn't mean we can't go out of state, like some of the east coast states. I attend as many meet ups as I can and build my investor list. I also wholesale deals in a few markets including out of state. Now a days you can invest in any market thanks to technology. Happy investing!

What a great question. The reason why I love real estate is that their is no good answer! Their are so many markets and difference strategies It can be over whelming! I don't know what is right or wrong, but this is how we have been staying active in the real estate world. You can start with wholesaling and literally wholesale a deal in any state that you choose. Last week we were able to wholesale a duplex in IN while living in CA and never walked the property. You can literally do that in any market. Some markers are good for rehab and some are not. Their are so many submarkets in Southern CA that you can rehab deals all year long, you just might have to drive a little further more. Their are still so many great deals in the Long Beach area suburbs and surrounding markets. Premium real estate could be over priced by now. We also help and show people how to use some of their savings to create streams of income through the purchase of multi-family apartment buildings in east coast states. CA might not be the best for cashflow, but it doesn't mean you can do it anywhere else. While wholesaling real estate digital through out the nation no matter where the market is helps us with a nice pile of cash, investing in out of state apartment buildings for steady streams of income is not bad either. Memphis Invest has a good reputation. I went to one of their seminars were they introduced their business model to new investors. I think Turn-key investments are great for anyone that doesn't want to go through a lot of the major problems you deal with when you actually find a deal and turn it into a rental, specially out of state. For anyone that actually would like to know the ups and downs about real estate investing you'll never learn anything buying turn key deals. I know a few people that had a bad experience with Turn-Key single family, but it wasn't Memphis Invest. I am a buy and hold investor of multi-family in east coast. Will be happy to chat some more!

I am sorry you lost your job of 19 years, maybe it is a good thing? Either way, it happened and now you are face tons of options our fellow members have advised on. I am a real estate investor of multi-family residing in Orange, CA. Basically what I do is help and show people how to use some of their savings to create streams of income by investing in multi-family complexes. Here is what I know regarding your situation. A self-directed IRA (SDIRA) is a good option for passive investors. Their are many restrictions on SDIRA's that you should read about but basically if you have anything to do with the transaction and it benefits you as an individual, it could be prohibited. Creating an LLC and having your SDIRA be a member and you as a manager is a viable option too. Al though you will have to worry about Unrelated Debt Financed Income Tax (UDFI) if your investments are leveraged. Many investors form LLC's with their SDIRA's as members and invest in real estate. The best thing about SDIRA's is that they grow tax free.

Having said all that, Indiana seems to be a great market for buy and hold investments. The cap rates are still strong and many more jobs will be created from a handful of tech companies planning to headquarter there. Many development projects are on the way too!
