Are there any lenders that can close SFH in land trusts? I know a lot of them can do living trusts but I have not found any lender that can do actual land trusts.

@Eric Schleif My loan size will be in a $2-2.5m range. A lot of lenders consider anything less than $5 is small. I got a quote for 75% LTV close to 10% which is close to a hard money loan.

@Account Closed I don't want to leave any trace of my name being associated with any property in public record. That can stop a lot of troubles.

Many books that I read have mentioned about making an apartment deal with a 80-20 loan structure. Some of them even suggested the 20% down can be using private money and some could be carried back by the seller. I poked around some commercial lenders recently. Most of them cannot go beyond 60 LTV. I only found one that can do 75 but the rate is super crazy. Any updates on lenders that can still do 80-20?

@Shannon Wright My other concern is also sometimes the lender would record the note with my name on it. Is it something that a title company can control? If they record the note, that really defeats the purpose of using a land trust.

Hi there,

Is there any title companies in that bay area that insure titles in land trusts? I have talked to Chicago Title and Old Republic. They are not familiar with land trusts. Actually, I could turn around and change some wordings in the trusts to make them living trusts but I want them to be specific without second guessing down the line.
