Hi Utah BP Community! The renters in my SFH want to get a dog, and asked me if I was ok with it. When showing them the house, they did asked the question but insinuated it was just an idea, and most likely they wouldn't get one. At the moment I said, we could talk about it in the future, and work it out. Even though my preference is no dog, I want to find an option where we are both happy. Please can you share what is the norm around here in utah? Pet deposit? pet fee? and/or monthly increase to rent? Any recommendations? Any opinions? FYI. I would've like to be able to see the dog but they said they are going to look into rescuing a dog from a shelter (possibly a lab). All input will be much appreciated

Becca Summers Thank you Becca. Tenant called me today and all was settled. He just didn't put together that the sum I requested, included the first month, and that I had stated it in the listing. They have very good credit, so I feel good about these tenants and am glad we settled. I like that sense of security when tenants come with the first, last and security. It means they are conservative in their spendings (they have spendings), which usually translates to not going in over their heads.

Thank you for your responses! I agree with both. I wanted to make sure I wasn't been too harsh on them (unconsciously), since I expect this market to be very different from Miami.

From previous experience in east, it is common (almost standard) that a renter pays security deposit, last month and the first month (upon moving), at contract. Please can anybody tell me if this is the norm around here in Utah? I have my first Utah rental, and the renter is asking if I can split the last month in few months. Recommendations?

Douglas Larson Sure thing. I will contact you and will listen to the podcast soon. With elections past, it will be interesting to see how the market reacts throughout the various states and PR.

Hi All. It is a pleasure to become part of the BP team. From what I have read so far, there are many brilliant minds here, and that is awesome! Many good ideas and good information. I am excited to become part of the Utah REI community, and get to know like minded individuals. I recently moved to Utah from living somewhere in between Miami and Puerto Rico. I recently sold my properties I had in both Miami and PR, and am starting to build my portfolio in Utah. I currently have two single family home investments in Davis and Utah county for long term investment, and now look forward to finding multi-family properties. While I have flipped homes on the past, my bigger interest is to generate rental income (long term investment). I have been in the construction business working for Architectural field for about 15, working in the development and design of projects such as: High end residential, high rise residential, Hospitality, Higher education and Civic projects. My favorite being high end residential and hospitality. The opportunity to design multi-million dollar properties has provided awesome opportunities to see great properties that maybe some day I can afford....to rent....for a day. ;-) lol To close. My career experience is highly in architecture, advertisement and business. Put these three together and you get and passionate Real estate investor.

George P. Thank you for your reply. I am using vinyl (Ultra clip-lock). I will look for your previous post. I had mostly read very good things about it, and I was convinced it is the preferred and recommended option. In fact I already have all the material on site. What other material do you recommend?
