As they say, any property has a number that makes it a good deal. Pull some levels and see what number would (theoretically) make this property a good deal.

Hi

I've been reading into creative financing options to get started in REI. I am pretty attracted to the FHA loan and 203k loans.

I've started to repair my credit. I've been putting a significant amount of my income in savings. The challenge I am running into is this: I operate an LLC that does contracting work. The income is very inconsistent. Although I make good money, it's not traditional and can't be easily tracked down like a lender may do.

So, I’ve put some thought to getting employment for a year or two as a salaried employee/W-2 employee. My first thought is to get my license and work as a realtor for a brokerage...

But I see that I may run into the same issue. How is the loan process for an agent (who works on strictly on commission) or other commission-based jobs that can have sporadic income?

I would first ask what are you talking about marketing? Yourself, as an investor who will buy properties? A property management company? A handyman? A realtor?

You see where I am going with this?

I would argue that virtually anything that needs to be sold needs to be marketed. Apply that to your situation whatever it may be.

If you want to expand your network and grow your business you'll need new clients, right? How do you get new clients? Marketing.

Whether it be through word-of-mouth or direct mail it all comes down to spreading your message.

Did I hear you say that these units would be cash flowing $200 per unit? From what I've read this is a sufficient cashflow for a "base hit"... of course as long as the other numbers work for what you are going for.

Also, since you are a realtor already I would suggest networking with other agents in the same area as you and see if they know why these MF properties are selling. See if they know something that you are missing.
