@Travis Turnbull why is it that a loan for a rental property requires a higher down payment than a loan for a primary residence? As with the real estate world in general, I am also very new to the loan world. The only loans I've had in the past were for automobiles or for much smaller things than a property.

That is solid advice@Travis Turnbull. Great to be able to hear your experience. Question: if you live in a property until you flip it - where do you go from there? I suppose that you would flip it only if you had another property to live in...

I am inspired by the idea of sacrificing for the better. I am seriously considering house hacking and how that would look for me. It's good to read in your post that my savings may be sufficient to get me started. Please, if you have any other feedback I would really love to hear it.

I saw that your goal was to house hack. I have thought that may be the best place to start for me... to house hack a triplex or fourplex.

How did house hacking that duplex go? What area was that in?

Thank you for this great info @David Ounanian. I am thrilled to see your profile. I sometimes feel like with St. Louis being a small city in the midwest that there aren't as much opportunity as larger cities. Seeing your activity on BP pumped me with inspiration! I feel that the best place for me to get started is with finding a lender and flipping. I will possibly get my license too.

I'm new to the investing world and very much interested in it. I am reading Brandon Turner's How to Invest in Rental Properties book and spending at least an hour a day involving myself in the real estate investing community, whether that be listening to podcasts, watching videos, or hanging out on BiggerPockets.com. This will be my future. It's fascinating.

I live in Los Angeles but I am born and raised in St. Louis, Missouri. I would consider my self a person who has a local understanding of St. Louis. I want to raise a few questions to those who have any sort of knowledge or experience in investing here. I need suggestions or any kind of feedback.

Just a few questions I have would be:

1. What type of real estate would be the best option to start investing in here? Single-family? Multi-family? Fourplex?

2. What is a good strategy to start a career in investing/flipping in this area? How did you start? How do you recommend starting with about 30k in savings?

3. Are there any people I can reach out to connect with? I love having a person whom I can drill with questions about this topic.

Please, any kind of feedback is appreciated. I want to know as much as possible about investing and how to make this a primary income source.
