Question - We are having students fold and stuff envelopes; we will hand write the envelopes, but is it best to add the name and address?  That will take a very long time; we have about 1000 addresses and have created a series of 7 letters to send to the 1000 addresses.  

Any thoughts would be great.

Not really.  DC  has a great and transitioning housing market.  There are many diamonds in the rough and they don't stay on the market long.  I think this has been on the market because he is asking too much.  Of the calls I got yesterday, his is the only one with that kind of price tag.

Hello all...

Woo hoo...I got 4 calls after sending my first mailing of only 40 letters...yep, 10% return!!  So here's the issue on one of them,

They are investors and want a bid of at lest 700k when the house will likely sell for upwards of 900k when fixed up, but the most recent sales in the area have been around $690 or so...my plan is to offer $675 and offer it to investors here.  It is a HOT market area here in DC...

Suggestions???? Advice????

Need advice.

I've found a small block of empty houses that, from my research, look like are owned by original owners or family members.  The entire block looks like it should be condemned.  What is the recommendation for the letter to send (some are absentee owners listed on tax rolls)?  Should I indicate that I want to buy the whole block or that I'm working with a team of investors?  Please advise.

Thank you all for the information.  My focus is the DC area and I have been driving for dollars and used some ideas from the site to create letters, which i will send out.  I am also looking into buying a probate list.  Thank you @Mindy Jenson  for the information.  @Russell Brazil I am in NE DC and Gaithersburg is very far from me. I attended a DC REIA meeting in Hyattsville on Tuesday and they gave some good information (well after the sales part to attend their Bid Event) on wholesaling. If you ever have the time for someone to mentor, I would be happy to meet with you.

This site is great!  Everyone is so helpful!!

Can I be brutally honest?  I have no idea what I am doing and I feel like i am walking in total darkness...as my friend said, don't get analysis paralysis...I am an action person, but I just don't know what actions to take first.  I want to begin with wholesaling first because I have little money, but not sure if I should buy a list; drive the city....I like to see results, but I am out of my element!

so, now that I have vented...would someone PLEASE give me 5 steps to do TODAY so I can feel like I am accomplishing something!!!

there are a lot of pre-foreclosures in DC...what is the process for bidding?  Can they be wholesaled?  Is there a right of redemption process in DC?  From BP foreclosure - it says not.

advice? thoughts?

@Keith...how many mailers did you send out in your first run? and how many responses have you gotten?  where did you get your first list?  Driving for dollars or did you purchase a list?
