New to wholesaling...need guidance

Hi All, 

Question... my team and I just launched our first direct mail campaign. Jumping in feet first here and we've already received a couple responses with interest with our first batch of letters. I'm doing market analysis, comps, PR search, etc on addresses for these properties. 

2 questions:

- When you meet with the potential seller for the first time, what specific questions are you asking?

- What is the best way to find potential investor/buyers in a short time span :)

@Keith Rorer to find buyers go to the sheriff sales and auctions. These guys have cash. BP is a great place too.
