Post: Buying REOs Before They Are Listed

I've made contact with some property preservation companies that do work for REOs before they get listed on the MLS. I am able to get the property address and the name of the listing agent.

My question is- what should you say to the listing agent to give you the best chance of buying the property before it gets listed? Anyone have experience getting leads this way and contacting REO agents about specific properties prior to them being listed?

Has anyone used either of these 2 programs?

The supposedly help make multiple offers very quickly. You pull listing information from the MLS and that information populates into an offer automatically.

It makes sense in theory because you have to make a lot of offers to get good deals, but my concern is that if you're making too many low ball offers you're not going to be taken seriously by realtors-- and they may not even present your offers to the sellers... even though they technically are required to.

Curious as to any thoughts or experiences.

I'm in the process of buying a 4 unit building where each unit is a 3BR/1BA in DC.

My section 8 check-list in DC says that 'Every room used for living must have an adequate heat source. If the source is electric, it must be permanently installed and controlled by a separate thermostat.'

I'm trying to avoid installing a full HVAC systems with ducts... any ideas on most efficient way to heat/cool the property? I've been looking at those hotel/motel style heating/cooling units and also the ductless HVAC...

Hi all,

Going to start rehabbing a 4 unit rental property in DC soon, and wanted to get opinions on the best route to go with heating and AC. It is a 4 unit building- about 4,900 sq ft- each unit is 3BR/1BA. Currently there is no central HVAC system or any ductwork.

I've thought about:
1) the ductless HVAC systems- supposed to be about $500-$900 per 400sq ft that you are heating or cooling
2) the hotel/motel style PTAC wall heating/cooling units that run about $1,000 each

Any thoughts or experiences? The limitation is that the Section 8 check-list says 'every room used for living must have an adequate heat source.' The concern there is that if i got the hotel/motel PTAC route I'll need to have 5 or 6 in each unit...

Would appreciate any thoughts. Thanks

Post: Variable Data Printing (VDP)-- Does it Make a Difference?

Some sites allow you to do variable data printing- for example: in each post card you can have a different name and property address-- i.e. click2mail and purepostcards.com allow you to do this...

Some sites don't allow you to do it-- like vistaprint...

I'm wondering if you guys send your postcards with variable data in the text, or if you send out postcards with static text.

Like to get experiences and if doing the variable text is worth it...

My not very smart brothers refinished hardwood floors in the duplex we bought.

They had absolutely no experience and the floors turned out great.

Bought a duplex in Northern VA for $800K in August, which is currently my primary residence. Other side renting for $3200-- whole thing was renting for $6800.

In the process of remodeling with my brothers- including converting a kitchen in our side to an additional bedroom. Will live in it for another 6-8 months.

Fully rented should get around $7000-7200 with the extra bedroom.

In the process of closing on duplex in Binghamton NY. Purchase price of $94K, fully rented for $1750/mo.
