I keep all my records in Quicken as well.

At the end of the year I send my CPA a Quicken report for each property as well as a pdf with all scanned receipts for each property.

I use Quicken anyway for my personal finances, so this was a quick cheap solution for me.

Tebow is not an issue, no problem with him doing whatever he feels is necessary to win a game.

The media has whipped up the frenzy, and the religious zealots are riding that horse for all it's worth. This spectacle has turned religion into a carnival sideshow.

All the media attention reminds me of a carnival huckster fleecing people for a bottle of some magical exiler to fix whatever ails them.

He's not the first religious athlete, nor will he be the last, but the ideas thrown around about why he wins games are downright ridiculous.

He's a mediocre quarterback with a lot of heart and extreme drive, let it go at that.

Divine intervention - come on, are people really that gullible.

Tebow may be a fine upstanding young man, but the media attention has created a circus atmosphere around his name.

This whole Tebow phenomena is utter nonsense.

Just goes to show the mentality of media today.

I have a tenant that tends to pay late.

I invoice that tenant each month and late fees incurred for paying late the prior month are on the invoice for the new month.

In other words, I would collect this months late fees with the next months rent.

Rich - On a side note, could your drop in occupancy be related to the drug wars? Never been to Mexico, and all the drug war news would certainly cause me to pause and think a bit before considering a trip to Mexico.

@Rich Weese (I don't know how to do that link thing on the users name) - Whether we ultimately go down the VRBO path or not with our home, I might be interested in swapping with you for some time in Cancun. Have to get with Jon to get the scoop on your place, but I'm sure your places are top notch. I'm confident you wouldn't be disappointed with our place either ;>).

Our place would be a fantastic 'party place', but I sure wouldn't want to rent it that way. A family, maybe two or three couples visiting Dallas, Sure.

Then again, someone can state one purpose when booking, but then come to find out, the real purpose was something completely different.

Could it work, Oh I believe it could, no doubt.
What we have is a unique property that I'm sure would have the potential to become a successful and sought after rental.

What would it take to market the property properly, that I can't say. Maybe I'll find someone experienced in marketing niche properties and see what they think.

My thoughts are:
We already own the place.
It would cost far more than we have in it to duplicate it.
Very few properties in the area could match our amenities.
Dallas and the surrounding areas are a destination.
