I actually don't mind disclosing because it could be a win-win situation. If the person doesn't need to sell at a discount it could lead to listing.

Any ideas on what kind of content would be most efficient?

I wanted to see how many Canucks we have on here, obviously investing in RE in Canada is much different than how its done in the U.S.

It would be nice to talk about formula's, leads, ideas, and anything else to do with Canadian RE. Anyone else in Toronto?

Rick Harmon Thanks for the resource, I'll definitely have a closer look.

I've put up several 'yellow letter' ads online and most of the responses I got where from people who had a completely renovated house and wanted top dollar.

I know that not every response I get will be a potential deal, but I'd really like to eliminate these types of responses for my direct mailings!

Eric F. Thats a good questions. I will be purchasing the properties under my name and not as a real estate agent. I wont be charging a commission or using my brokerage as an agent, but I will definitely clarify this with my broker.

I have thoughts about inserting a line at the end (without going into detail) stating that I am an agent, and if they prefer I could list the house on MLS for them. This is kind of a win-win situation where I would get a listing from a potential seller. I would also save money on advertising by having a yellow-letter and a (semi) Realtor advertisement in one shot.

If any realtors out there can confirm if I am obliged to mention that I am a realtors in my yellow letter, that would be great.

Seth Williams Great advice. I am all about using time efficiently and getting to the point. I love you idea of simply stating AT A DISCOUNT, which will probably weed out more than half of the people who call and expect to get market value. These little things make all the difference in the world! Thanks again.

I was just analyzing a multi-unit property and came across 'Principal Recapture' under the income (net) section. Can someone explain exactly what this is?
