There's fees in every Real estate transaction there, Kevin. The question was, can he purchase a 2nd home and that question was answered. As a real estate investor I'd hope they would do their due diligence and gather all info, even pertaining to Selling and using VA loan again.

This is not true, I have a VA loan on 2 properties. One is a rental, while the other is my primary. Also in different counties, about 40 miles away from each other. I had to stay in my first home a year before I could rent it out. They used the supposed rental income of the first home before I even had a tenant in it to add to my income on the 2nd property as well, winning!

Hey BP!

An update from an earlier post. But for those just joining, long story short...

Tenant puts a work order in for leaking sink Dec. 13th, 2018 PM takes a few weeks just to get it done, (PM had informed me it was being taken care of sooner than that though) Jan 17th, I have PM do a visual inspection due to tenant reporting mold. As soon as I find out about the mold I have a some restoration companies go out and get me an estimate and repair. Filed it on my insurance, because just the tear out is about $3500, I don't even have the estimate from the GC to build it all back. so it's a $2400 dollar deductible and tenant is wanting to move out March or April when her lease is up September this year. So issue number 1, can I take this to civil court to get my deductible back and lost rents from the PM?

Now on the tenant, I have got an estimate from mold mitigation company, a go ahead from my adjuster to start repairs this Friday but the tenant is refusing to go to a hotel while repairs are being done unless its an emergency. I am trying to be civil about this matter but tenant is threatening going legal because of the Pm taking awhile to remedy the repairs and the mold. Coincidentally enough, her daughter is sick, while tenant states daughter has been sick awhile, I feel like if the tenant could use that against me.  Should i just allow the tenant out of her lease and take this up with the property manger?

Any advice helps please!! This situation sucks!!

So what the tenant told me was that she called and called my PM with no answer, then she texted the PM and said that there was a leak and replied with “ we can come out next week.” Problem #1, she didn’t make my leak a priority.I didn’t see how big of a leak this was because PM played it down  and she had it covered. So between the time the PM actually answered and had someone out. It was about 2 weeks. Tenant told me that they stopped using the dish washer and even bought  stowels to help stop the leak and put a fan.  Once the PM decided to scheduled the apt. The plumbing company came right out and fixed the leak. At this point, tenant reported mold. Which at that Point I got a free quote from Servpro and they told me the cabinets would need to be ripped out, etc

Unfortunately this is going to have to result in a fired PM and an expense that should have Never occurred. Lesson learned.

Hey Jim,

Yeah I'd have proof of how long it took from the tenant. I actually just had it quoted yesterday, I haven't had the water damaged repaired. Scheduling with tenant and seeing what I can do for them, but on the back end, I feel the PM company dropped the ball big time. Tenant reported calling in multiple times with no answer.

Well the issue is , that it wasn't investigated immediately , the PM never informed me and it took the PM 2 weeks to get out there

Hey BP,

So in a bit of a situation, if anyone has advice, that would be great.

Tenant reports a leak under the sink, PM doesn't send someone out until 2 weeks later. (I wasn't aware of how long it took until I bi-passed PM company and spoke to tenant myself but I was told it was taken care of by the PM of course)

Now I have Servpro handing me a $1400 dollar bill to fix water damage and possible mold. Can this be a claim on the PM company now?

So I spoke with the tenant, it turns out my PM company didn't come to address the leak until 2 weeks after the tenant reported it and can verify that. Could the PM company now be responsible?
