You can meet a lot of syndicators if you can attend events like the Best ever conference or from these guys https://realestateguysradio.com/events/. Here's what I've learned:

√ If the deal is right, pay up and shut up. I’ve seen too many people trying to negotiate small amounts of money and lose deals that were the right fit for them. Ultimately there will be some regrets trying to shed a nickel here and there.

√ Leverage offsite professionals early on to grow your business. It took us a while to delegate menial tasks that are eating up our time. Having an offsite professional on your team allows you to be more productive and focus on high-value tasks and gives you more freedom with your time!

● Drive each individual asset and the overall portfolio to maximize cash flow and valuation

● Develop communication and collaboration processes with Acquisitions, Accounting, and Investor Relations

● Oversee spend decisions on capital expenditures, expansions, and redevelopments

● Collaborate with Uptown’s in-house property management team to drive financial results

● Build a best-in-class team inside to scale the company’s project turnover division

● Oversee debt and equity capital executions for adjusting business plans

● Generate asset valuations, cash-flow projections, and other strategic analyses

Requirements:

● Bachelor’s degree in finance, accounting, and related real estate field preferred

● Asset Management experience preferred

● Real estate or construction experience preferred

● Knowledge of credit and financial analysis, including cash flow analysis, balance

sheet analysis, profitability, liquidity, and solvency analysis.

● Knowledge of financial modeling techniques and preparation of pro forma

financial statements.

● Strong time management and organizational skills.

● Ability to work independently, as well as collaboratively in a team environment.

● Strong analytical, decision-making, and problem-solving skills.

● Excellent verbal, written communication, and presentation skills.

● Excellent interpersonal skills, with the ability to influence and build consensus, and build and maintain effective working relationships with management,

associates, customers, and other stakeholders at all levels.

Compensation will be a base plus bonus and weighed on performance. The Asset Manager will be provided a base rate of $38,000 per year- $55,000 per year based on experience plus bonus structure.

Stewart,

I agree that the Portland market is one of the hottest markets out there, with the prices soaring up, but I am a huge fan of the Portland area for investment in real estate regardless of the "affordability". Portland is a "hybrid" market because you can still find deals that will produce positive cash flow and still get to benefit from the great appreciation that we have here! The play in Portland at the moment is long-term growth through appreciation. As a local multifamily investor myself, I highly recommend finding a deal here and not regret looking back 5 years from now saying I wish I bought a property then.
