We have a nice, large lot (7500sf, level, no trees) in a prominent NR3 zoned location in Seattle, currently serving as a grandfathered duplex. With the 2019 ADU law, we are considering converting the duplex to a single family home plus ADU, so that we can build a DADU in the ample backyard. Does anybody know about the process to convert a grandfathered duplex to an SFH + ADU? We would love to hear from anyone who has been through is process! Are there any foreseeable downsides to this conversion? What kinds of code updates should we expect this to trigger? It seems like a really cool opportunity, so we'd love to participate. Thank you so much, BP community!

We just got slapped with a $20,000 sewer bill, of which Pemco claims they will pay zero. Tree roots busted the sewer main, needed emergency replacement on a Sunday, we got pretty screwed calling a retail plumber while we were out of town... ANYWAY: Which insurance companies do you BP landlord friends use for 1-4 unit, older multi-family homes?? We are clearly looking to find a new company after the dust settles in this. 
 

We have three older homes in Seattle (1910-1925) and had some trouble finding insurance to cover us initially when we closed on the first property. The problem, I guess, is that most companies don't want to insure older homes and on top of that most don't cover loss-of-rent in case a unit isn't liveable while being fixed due to damage. 

Would love input on where and how to shop around the insurance market.

Hi @Loren Buchanan, just found this post after becoming interested in doing this myself. I'd love an update - have you learned or done anything with this idea? I've been interested in doing this for about a year now but haven't pursued; meanwhile, every tenth lot seems to be turning into town homes and the trend is real.
