Hello BP family 

Does anyone have any good recommendations for affordable landscaping co. or knows someone that does a good job at it? The yard is pretty ugly and just needs a good clean up for curb appeal. Its for a flip that I am doing

Sell.. you do not want to a chance on having a money pit.. think: if you sale you can start from scratch and maybe house hack, or buy duplex and live in one side etc. If you keep it you 1. Arent cash flowing 2. Taking a risk of the house not appreciating. 3. Potentially having a money pit.

If you sale there is no chance of you losing in any way shape or form. Youll be at an advantage because you can start over and hopefully find a much better investment. There are too many good deals out there to be stuck wishing that you hadnt never purchased a bad one.

 Hi Brian this may not apply to you since it was more than 90 days between purchase and sell.

I am curious to find out this same thing. This will determine which route that I take moving forward. If this is the case, then I will probably only purchase properties with an ARV of greater than 150k. I was told buy someone that if the property is being sold for less than the 150k, that you'd have to wait 90days to flip if it is FHA. Have not looked into this yet

laminate is very cost effective & there are nice options to choose from. I think wood is too expensive for a rental. My 0.02

Hello @Eric Hyde. Start by searching for someone who has good boots on the ground in whatever market that you choose. There are people that will help get the ball rolling for you and that can recommend others  where they aren't able to help. Finally make sure you hand your property over to a WELL KNOWN property manager. This is the key to keep your place from going to shambles and keeping/finding good tenants.
