Hi Hunter! Welcome to BP. I live in Murfreesboro and I see that's where you are from. I am not familiar with any wholesalers in the Knoxville area but I am doing the BRRRR method in Chattanooga which is where I am from. I would suggest settting up a few keyword alerts to help you find wholesalers in your area and attend your local REIA meetings and I'm sure you can get networked with some wholesalers. Best wishes!

Waking up at 5am and having devotion and scripture reading . During that time I drink a warm water with apple cider vinegar and lemon, Practice deep breathing exercises, say affirmations and listen to BP podcast or something motivational on YouTube during my hour long commute to work.

I have a property given to me by my father. Its free and clear but has been condemned by the city. It's estimated to be worth 35k "as is". The property is in an area that is being heavily revitalized and very popular. It would be worth 150-160k ARV possibly more. Needs about 50k in repairs. I don't have much cash of my own and will need a HML to fund the rehab. Are funds given to you up front or as the work is completed And how much money down if any is usually required?

What kind of questions should I ask contractors?

Chattanooga is my hometown and a great market for duplexes. I have 3 duplexes - one in Brainerd. Cash flowing $400 a month good appreciation value.

I am from Chattanooga but moved to Nashville last year. It depends on what you are looking for. East brainerd, Hixson, Ooltewah and Red bank will be your AB properties. 

East ridge , Brainerd, East dale, hwy 58 area are mostly C+ properties and good areas to focus on investing depending on your business model. 

Stay away from South & East Chattanooga.  (Hood & gangs) I have two rentals in these areas that cash flow well but no appreciation. There are small pockets of these areas that aren’t so bad but you have to know the area to have that knowledge. It can tricky. I can inbox you some good realtors also.
