Where are looking outside CO?

@Kyle Starkey If you are looking to use your VA loan to "Nomad" then you need to talk to @Chris Lopez about the idea and finding properties in the area. 

All that said, were you looking to do the VA for no money down? If you had some capital, have you run the numbers on the cost to use a hard money lender (HML)? It would basically allow you offer the same as cash and a quick closing. Then you could fix it up enough to potentially refinance into your VA loan. The structures are different, but most generally want 10% down, charge some fees, then figure on paying like 1% a month for holding. If you make a lower offer with cash, it doesn't always kill a deal.

I lost a duplex in Colorado Springs to a lower cash offer and it can be frustrating. If you don't have the cash reserves, HML can be a good tool for a hot property or to grab a off market deal from a wholesaler.

@Account Closed Gotcha. I was just thinking that there was a tax lien, the certificate holder may have been able to make contact with the owner. 

If the 30k delinquent taxes were only for the last year I see where you are getting your date and agree that trying to obtain the land via treasurer's deed and associated time frame doesn't quite work for your plan.

Have you reached out to any brokers that may have leads on other land available in the area/JeffCo?

Two others I know of in Denver are Cardinal Financial and Veristone Capital.

Reach out to a realtor that specializes  in finding investment properties. Chris Lopez seems to specialize in this here in Denver. Atlas Real Estate is a turnkey provider here in Denver that just offered a similar duplex to what you are looking for. You have lots of options just do your own due diligence.
