Derek I would say 3.8 is a stretch as its a condo and investment. They are probably charging points to get to that rate. 4-4.25 would be more in line with current rates as this is a month later. My company focuses on VA loans as well so if you have any questions let me know

You would be in the 4.125%-4.25% if it were single family home
