What's going on bigger pockets fam! I am a new wholesaler but I am trying to separate myself from the average wholesaler. I want to specialize in getting my buyers EXACTLY the ROI they like to see. I believe relationships mean more than money. I am in the Richmond, VA market and am curious, what is an ideal purchase price range and ROI on a fix in flip in a market like mine? Any feedback would be greatly appreciated! Blessings friends.

What's up bigger pockets fam! I am getting back into the real estate wholesale game and am in need of some contacts in the Virginia area. I am looking for title companies who are familiar with the assignment process. Also any realtors I can point potential leads to who may want to sell with an agent instead. And if any other wholesalers would like to collaborate I am open to that as well. Any help would be greatly appreciated. Be blessed my friends.

@Jonathan Damon exactly what I was thinking. Because I've done a pretty decent amount of research on the topic and like you said as long as there is no misleading and there is an assignment clause you are good to go all day. I will definitely be chiming in on the subject again after my REIA meeting on the 19th. Seems to be a touchy subject.

@Charlie McPherson Again I appreciate the words and links but they all don't apply here. There will be no misleading of the seller so there is no fraud. Also what you are talking about is a double close not an assignment. so you must be confused. But I will take your words into consideration as I know of many people doing deals this way right now in VA. Thanks again.

@Charlie McPherson appreciate the words but you obviously have never heard of an assignment adendum and you must not be too familiar with wholesaling.  Please educate yourself.
