@Cole Black  Your best bet is to "House Hack" into a 4-plex. The only problem is I don't know anything about Canadian Lending. Youre so young, and Im assuming you dont have a wife and kids... You can easily house hack into a 4-plex.

@Damian T Heairet Yeah you hit the jackpot here on Bigger Pockets. I stumbled up on this website 3 years ago, and what an adventure its been. Since stumbling on the page, I've acquired a fixer upper duplex here in ANC that cash flows, as well as successfully completed a BRRRR (The link to my BRRRR post is on my profile). My net worth has jumped up a lot too, due to the Bigger Pockets Money show, and my rentals. Anyway, There is the REX group (Real estate exchange) here in Anchorage (I've only gone a couple times), and there is the "landlords almanac" group that meets once a month also. The landlord group is more for helping you deal with rentals units, but a lot of other investors go there too. Anyway, good luck to you!

@Bryan Beal In my market talking SFR's, only the best of the best deals can you get %1 on. If you bought a retail $300,000 house here, you would be able to rent it for around $2000-$2200/mo. So you need to buy super cheap in order to hit %1. I've acquired only 1 property that hit the %1 rule in my area. My general rule of thumb is cash-flow $100+ each unit. That's much easier in my market than hitting the %1 rule.
