I wonder what the definition of a "short -term rental" is? How would this bill affect mid-term rentals (1-6 months) for traveling professionals?

This sounds like a tough situation here. My only advice is to NEVER rent to family or friends... thats literally rule #1

Wow, Hello Anchorage Alaska! I think its been a good 2 years since I posted anything. I felt like I was on a roll there in 2016-2020, then had a couple kids and took a back seat for a while. We used to be a couple of "Dink's" (Double income no kids) with no bad debt, in a tiny Nunaka Valley house.. to 1 income -2 kids - bigger house payment - newer car payment - daycare payment etc lol. At my peak we had 2 SFR rentals, and a duplex. Now we just have the Duplex and our newer bigger house we live in (that was supposed to be a live in flip). My wife finally got a part time job again and im just starting to get in the real estate mode again!

Anyways, whats everyone in Anchorage Alaska been up to the last 2-3 years? Anyone accumulating rentals/houses through the craziness in the last few years? I noticed that rents have gone up tremendously (so have expenses unfortunately). I recently raised my rents on my duplex for the first time since 2016, and I will probably continue to raise it in smaller chunks in the following years.

I heard finding contractors here in Anchorage is ridiculous too. Anyone able to find good contractors lately?

@Tico Sellers Hey, I use Alas-co for my crawlspace and attic jobs. They are usually priced decent, and they take care of 'crap' jobs for me lol. Crap jobs meaning crawlspace, attic, any job I dont want to do. Their phone number is 522-2297.

@Landon Fillmore I personally love East Anchorage. But East Anchorage is hit or miss. If you haven't lived here, it would be hard to know which pockets are good and which aren't. I believe there are a lot of military people that live at the north end of Turpin road, right off of Whisperwood Park Drive. There are tons of newer duplex's and 4-plex's over there, and its so close to the Boniface military gate. You could literally ride your bike to the gate haha. Just south and to the West of this neighborhood are trailer courts that don't have direct access without going to a main road and going around. But still another example of East Anchorage, a decent area surround by not so decent areas. Anyways, my recommendation would definitely be North East Anchorage since its so close to the base.

@Landon Fillmore @Tyler Bobo Hey agree with Tyler about Wasilla being cheaper... but nicer, I don't agree with that lol. No offense to Tyler, the Valley is good for some, but not good for all. Also, that commute from Wasilla to Anchorage in the morning and evening can be horrible at times. If it is the first or second snow of the year, you might as well call in sick. Or if there is an accident, it can take hours to get home. I've done it before and its not worth my time to sit in a car for that amount of time.
