@Bill Baldwin Man I was thinking the same thing... You are the first person ive seen that mentioned crypto. I don't think many people here even know what crypto currencies are. I only have a few grand invested in some ethereum and ethereum based cryptos. Anyways I wouldnt put ALL of my inheritance in crypto... but most likely half and half into RE.

@John Michael Rico When you say you will still cash-flow from renting 3 of the units, did you you take into consideration setting aside money for repairs, maintenance, and capitol expenditures? I've analyzed  many deals and I've never been able to "cash-flow" with only 3 of the units rented. The best I've seen is breaking even, and you live in a higher cost area than I do. I know its possible, but I'm just making sure you are adding that into your equation. I noticed that you are a new member as of this month, and I totally recommend that you watch as many of the house hacking podcasts as you can, and read as many bigger pockets books as possible.

Does anyone from Anchorage, Alaska know of good reputable general contractors? Preferably contractors that you have had success with. I may be attempting a fix and flip soon and I would like to call a few different contractors to get some information.

 Yes, @Cam Jimmy . Each place I list an apartment, I put an apartment code that is unique to that website. So apartments.com, realtor.com, zillow.com, etc. will all have the same listing advertised, however at the bottom I list "The apartment code for this apartment is XYZ". I then ask the question on the pre approval form so that I can track where my leads are coming from. This also tells me that there is a higher chance the tenant actually read the entire advertisement.... or so I'd like to think at least!

@Dolly Caswell Keep making lowball offers! They are lowball because the numbers make sense to you. Eventually you should get someone to say yes. Also If the Anchorage R.E. market does crash and people owe way more than the house is worth... that's when we can get good deals using "short Sales", since the banks will probably cut some losses to recoup some of their money.
